5 Major Things to Check Out on a Used Mobile Home for Sale

There are many good reasons to choose to live in a mobile home  and one of the major ones is affordability. Living in a mobile home is more affordable than renting and way cheaper than purchasing a stick-built or modular home.

Though this type of housing is definitely more affordable, there are five major things to consider when previewing a used mobile home for sale. Here they are:

  1. Check for stains in the ceiling.

This applies to both new and used homes. The stain is often an orange-yellow or yellow-brown. In fact, a good time to view a mobile home is right after a heavy rain. If you see that the stains are dry even though it has been recently raining, the leaks may have already been fixed. A lot of dark stains may mean the roof has leaking problems. If you see a sagging roof with various dark stains, move on to the next used mobile home for sale.

  1. Check the underbelly for sagging

This is often a sign of water leakage because the insulation gets heavy when wet. Make sure the belly wrap fully engulfs the bottom and check to see that the insulation hasn’t fallen out. You may have to remove some skirting to see under the mobile home.

  1. Check the floors for a spongy feel.

If a used home mobile for sale has gotten severely wet, the flooring often gets soft, warped, and may even be rotten. If you weigh more than 150 pounds, you’ll notice soft spots if there has been leaking. Make sure to check areas near toilets, bathtubs, showers and sinks.

  1. Check the plumbing fixtures for quality.

Many used mobile homes have poor quality fixtures, and therefore are more apt to crack and leak or have already leaked. Of course, if as a whole the manufactured home looks good, changing out a few poor quality fixtures with better ones is pretty inexpensive. In general, heavy plastic or porcelain-covered steel fixtures are the best ones.

  1. Check the wiring

This help you determine if it’s aluminum, which in older mobile homes has been known to break down and become a fire hazard. Obviously, copper wiring is the way to go. If you don’t know how to tell the difference, bring someone along as many insurance companies will not insure a used home mobile for sale with aluminum wiring.

  1. Check the roof for leaking and adequate ventilation.

Try to pick a used home mobile for sale that has a shingled roof because it is usually better than a metal roof. If you can, check the attic space to make sure there is good ventilation. Without proper ventilation, especially in colder climates, condensation will build up and cause spotting on the ceiling. Also make sure the roof has an overhang that extends past the walls of the home. This will allow rainwater to drain off the roof without touching the walls and potentially causing water damage.

Some other important factors to consider when checking out a used home mobile for sale include furnace and air condition, doors, screen doors, windows, screens and appliances.

Today’s mobile homes often come with great amenities like spacious living quarters, wall to wall carpeting, fully operational fireplaces, large whirlpool tubs and more.
